Tree-lined country lanes dip and wind through pretty villages leading you to Kington Grange, an elegant country retreat which is also only a stone’s throw from heritage treasures such as Stratford-upon-Avon and Warwick Castle.
Filled with curios, cherished collectables, and artwork from the owner’s forays over the years, there is nothing cookie-cutter about Kington Grange. Beyond the traditional façade, this is a house with a warm charm and colourful personality. The ground floor flows effortlessly through a sunny garden room, a divinely peaceful drawing room, and an elegant dining room. The large kitchen boasts an AGA for aspiring Heston’s or Nigella’s and leads into a glorious orangery/breakfast room with a row of doors that can be thrown open to the garden. Seven distinctly different bedrooms named after Shakespearean characters lie across the first and second floors and offer charm and character in abundance. Old beams, quirky corners, beautiful upholstery handcrafted by the owner and antique furnishings create welcoming spaces where drifting off to the land of nod will come as easily as counting sheep. Step outside and there are pretty gardens to discover complete with a tennis court, sweeping lawns for garden games and summer picnics, a natural swimming lake, hot tub and a patio that’s perfect for sundowner cocktails on warm evenings. Larger groups can also book The Barn which forms part of Kington Grange.
Ground Floor
Reception Hall:
The stage is set as you step into the impressive reception hall with original wooden timbers, time-worn flagstone floors, beautifully lit artwork, and deep turquoise walls. A much-cherished rocking horse keeps a watchful eye on proceedings.
Cloakroom:
Delightfully decadent and frivolous this is not your ordinary cloakroom. Deep red, flocked wallpaper adorns the walls, ornate cabinetry, handmade shutters, a candelabra style light fitting, seating, and a marble sink mean you may find yourself spending more time in here than you thought! The Victorian-style high-level toilet simply adds to the charm.
Garden Room:
South and west-facing windows overlooking the garden fill this modern addition to the house with light, whilst French doors lead out to a pretty patio where the hot tub sits surrounded by roses and clematis. With rich green walls, pale lime green blinds, fabulous light shades and a huge leather reclining sofa this room brings the outdoors in with a plethora of house plants. If your stay involves work, there’s a desk in here too but be warned there are plenty of distractions. It’s a place to relax with the Sunday papers and a strong coffee or to curl up with a book and watch the weather outside when it’s wild.
Drawing Room:
Timelessly elegant and with a tangible feeling of peace, the drawing room invites you to linger for a while before the cosy flames of the open fire. The traditional décor is both warm and welcoming and perfectly in keeping with the elegance of Kington Grange. Gently sparkling chandeliers cast a pretty glow, whilst the multi-paned windows with cushioned window seats look out to the gardens beyond. This is a room for convivial conversations over a glass of something rich and fruity.
Dining Room:
Smooth stone floors, an open fireplace and beautiful antiques form the backdrop to an elegant dining table which seats 16. Set it with sparkling crystal, and polished silver, and take the opportunity to dress for dinner for a formal dining experience. Huge windows swathed in floor-length curtains look out to the garden with glass chandeliers hanging above the cosy window seats.
Living Room/Library:
With a cosy wood burner, purple velvet and blue leather Chesterfield sofas, walls lined with bookshelves and a large smart TV, this is a relaxing room where children can play, whilst you gather in the kitchen next door. there is also a Smart TV. Huge beams line the ceiling and large windows with cushioned window seats beneath offer a place to perch and look out to the garden beyond.
Orangery/Breakfast Room:
Four sets of double doors flank this stunning room which opens out to the garden and patio. The glass lantern roof is the perfect foil for the swan neck chandelier and the grey dresser is packed with everything you could possibly need. The long refectory-style table seats 10 and speaks of long, lazy brunches in the sunshine and relaxed feast-filled suppers. There is a fridge/freezer here which is perfect for using as an additional drinks fridge.
Kitchen:
Taking centre stage in the spacious kitchen is the huge cream AGA sitting in an original chimney breast, there is also a two-ring induction hob, a single oven/microwave, and a multi-cooker. A Quooker tap provides boiling water. An AGA cookbook is on hand if you are new to the AGA experience. There’s plenty of storage and pots and pans to cook up a storm along with a large larder-style fridge freezer and a dishwasher. The brick-red central island ensures lots of prep space too.
Boot Room:
This useful room has plenty of coat hooks and shelves for outdoor gear and leaving muddy wellies. It’s also a good place to dry wet paws after countryside rambles.
First Floor
The Master Bedroom:
This dreamy bedroom is simply stunning and boasts a super-king size bed (which can be a twin on request) and huge windows overlooking the lovely gardens. Decorated in the palest shades of blue and cream this gorgeous room is a sheer delight and heaven-sent for long lie-ins. Antique furnishings include an elegant chest of drawers and beautiful bedside tables.
En-suite:
The sumptuous en-suite features an inviting, deep bath where bubble-filled soaks are most definitely the order of the day. There’s also a large shower with a rainfall showerhead and a double vanity. The large, low windows reach almost to the floor and provide wonderful garden views from the loo! Make sure to look at the delicate bathroom cabinet, restored and upholstered by the owner of Kington Grange.
Hopeless Romantic Bedroom:
Whether you have a child who dreams of being a fairy princess or you are simply a hopeless romantic, this is the room for you. The white timber four-poster king-size bed is draped in fairy lights and upholstered in polka dots whilst pretty pink wallpaper adorns the walls. At the foot of the bed, the carved cot bed is a family heirloom handcrafted by the owner and perfect for little guests. Two windows gaze out over the gardens and there is plenty of storage with built-in wardrobes and a G-Plan chest of drawers.
En-suite:
The en-suite features a shower cubicle, a toilet and a handbasin with a large mirror above it and a storage cupboard.
The Creator Bedroom:
Fit for a king or a queen! Stunning Mulberry Grand Flying Duck wallpaper creates a real statement and is the perfect backdrop for the beautifully restored mahogany king-size Half Tester bed. Night console tables stand on either side of the bed, topped with reading lamps and a deep red wardrobe offers plenty of storage. Looking out from the window gives views over the tennis court and natural swimming lake and you may be lucky enough to see more flying ducks.
Innocent Bedroom:
Soft grey linen curtains frame the pretty window which looks over the front of Kington Grange. A gentle contrast to the floral wallpaper, which in turn reflects the pewter king-size bed. The original beams and high ceiling add character and charm, whilst the 1950s-style dressing table and mirror which belonged to the owners grandparents bring a touch of nostalgia.
The Hero Bedroom:
This super-cute twin room features full-size single beds, so it works for both adults and children alike. There’s an unusual, upholstered wrap-around headboard and an antique bench cushioned in primrose yellow silk and a wall-mounted glass display cabinet. A bedside table with a reading lamp is placed between the beds.
Bathroom / Shower Room:
The family bathroom is spacious, sleek, and stylish. The huge walk-in shower has both a handheld and rainfall shower head and is complemented by the double-ended bath, where you can soak weary bones or let little ones splash to their hearts' content.
Second Floor
Star-crossed Lover:
Bold, beautiful and impactful, this room is certainly not a shy retiring wallflower. There is a super king-size bed which can be arranged as a twin. Vibrant wallpaper in cerise pink and vivid orange creates a real statement and is a contrast to the original beams of this room tucked in amongst the eaves. Bedside tables with reading lamps stand on either side of the double bed and under the eaves storage provides hanging space.
En-suite:
Like a game of hide-and-seek, open the brace and latch wooden door in the wall and crafted in behind you’ll find a well-equipped en-suite shower room. There’s a big step up and over the floor beam, so younger guests with little legs may need assistance. Inside there’s a corner shower cubicle, WC and hand basin.
Explorer Bedroom:
At the other end of the second-floor landing lies the last, but by no means least seventh bedroom, perfect as a family room. With a super king-size bed (which can be arranged as a twin) and two single beds, this is a spacious room at the top of the house. There’s plenty of character with original beams and roof lights, windows look out over the side of the house. It’s worth noting that there is a large floor beam to step over and a low headroom as you go through the doorway into the room.
Shower Room:
This spacious en-suite has a corner shower cubicle, WC and hand basin.
Outside
Formal gardens, sweeping lawns dissected by gravel pathways, a tennis court and a natural swimming lake all come together to create a very English country garden space. For an added slice of luxury you can end the day amongst the relaxing bubbles of the hot tub. There’s plenty of room for little ones to run around and find new hidey holes, a hanging tree swing and sunny patios for alfresco dining, sundowners and relaxing in the fresh air.

Perfect venue for a family get together

Kington Grange is a stunning property, full of character with everything you need for lovely break. We stayed as a group of 14 (8 adults and 6 kids) and the 7 bedroom property easily accommodated us. All of the bedrooms are warm and beautifully appointed and the beds are clean and comfortable. The kitchen is fully equipped with everything you can think of and the flagstone floor has underfloor heating. The swimming lake and hot tub are fabulous. The lake is crystal clear and is easy to access. Definitely worth a dip - even in November! Susan and Phil are the perfect hosts who made us feel welcome from the moment we arrived to the moment we left. 5 star recommendation for Kington Grange! A fabulous country house in quiet country setting ideal for a family reunion

We had booked Kington Grange for a family reunion to celebrate 3 birthdays within the group. The family consisted of 8 adults and 4 children aged 12, 11,8 and 5. On arrival we had a warm welcome from Susan. She introduced us to the big house, with its many rooms, but we soon got our bearings. The house offers so much more than the pictures on the website. It is warm and homely with many interesting features, some of which are very modern, some antique and some in between. We loved the kitchen and the large dining area adjacent. However, you could do more formal dining in the actual dining room, if you so wished.
The bedrooms were clean with fresh bedlinen, very comfortable, all but 1 with ensuite bathrooms. The family made good use of the tennis court and the hot tub was also enjoyed by all. No one in our group were brave enough to take a dip in the lake.
We were very impressed by Kington Grange and had a lovely time there. Susan and Phil were excellent hosts. Can highly recommend Kington Grange.

Wonderful house and location. We had a mix of 9 adults and 8 children ranging from 1 to 10 years. The house worked so well for us with the open plan kitchen, orangery and snug. We had great fun playing in the lake, hot tub and tennis court. We had a family meal cooked for us in the event barn on one evening. This was so special and so chilled as we only had to wonder across the path, definitely recommend doing this. Thank you Susan & Phil for looking after us so well.

Amazing weekend

Kington Grange is a C16 large house with many later modification. It easily accommodated our family of 12 adults, two children and two babies. The house is very well equipped. Everyone commented on the comfortable beds. We paid the small supplement for the hot tub, which was well worth it. But the unique highlight is the lake. It's wonderful, beautifully clean and a joy to swim in. We saw both newts and a swimming grass snake. Our children also loved the boat and paddle boards. The tennis court is in good condition with an artificial surface.
Susan and Phil (the owners) live on site and are there to help with any issues. Perhaps the vacuum cleaner shouldn't be hidden in a cupboard marked "private". This made us feel a bit guilty about using it.

An idyllic place

Kington Grange was an idyllic setting for our multi generational family break.
Every room was so comfortable and luxurious in this historic and beautifully-decorated house. Dinner in the amazing panelled dining room was a particular highlight.
The garden is delicious, with happy hours spent in the hot tub and messing about on and in the pond.
We also enjoyed visits to Stratford and Warwick Castle.
Our hosts were friendly and helpful and went out of their way to make us feel comfortable.

The historic property was just what we needed with a group of 9 adults; each couple (and our one single) had their own bathroom and the spacious bedrooms were quite comfortable. My family and my brother's family rented Kington Grange for a family weekend to celebrate my birthday. We had a wonderful time in this beautiful and interesting house. The bedroom accommodation and bathrooms were excellent and provided a range of different rooms to suit all members of the family. The kitchen and living rooms on the ground floor gave us lots of space to either sit together or break off in to smaller groups. the kitchen and dining room were well equipped. the garden with its tennis court, hot tub and fresh water lake kept the family entertained for the whole weekend.
As a surprise celebration, on the evening of my birthday, the family had hired the Barn and a chef and we were able to party without the inconvenience of travelling into town.
Our hosts Susan and Philip were very friendly and helpful throughout the stay.
I would certainly recommend this property for a large group gathering.

A very interesting house.

Kington Grange is a very interesting house in a great location.
We had a great long weekend, 12 adults away for a 60th birthday. The owners Susan and Phil were very helpful and on
hand for any questions. They do live in the house when it is not rented which is evident with many personal bits and pieces
around. The house was warm with plenty of hot water, the beds were all comfortable, the orangery just off the kitchen was a
lovely bright place for meals.
Cooking for 12 was a bit tricky with the electric Aga and a small multi cooker and oven, however all was well and
we managed to produce some nice meals. The small toaster and one cafetière was not really adequate for catering for
12 at breakfast but on the whole the kitchen was well equipped, with plenty of crockery, cutlery and glasses etc.
A few of our party were brave enough to use the swimming lake and we had good use of the tennis court too.
We also did a couple of great walks straight from the house.
A good time was had by all.

Stunning venue for a family gathering!

We stayed at Kington Grange as a group of couples and young families meeting from all over the country. We are a group of friends who met at university, and every year we get together to celebrate our Friendmas. Over the years our group has grown to 14 adults and includes dogs, 2 babies, and 2 toddlers, which has made it increasingly difficult to find a venue to suit all of our needs. Kington Grange ticked every box and more!
The Midlands location was perfect for travelling from all over the country, and there was plenty of space for our cars on the property. We booked online which was very straightforward, and had regular friendly communication from the owners Susan and Phil.
On arrival Phil gave us a great tour of the house and explained where to find key things. We learned that the house is their home, which explains how the house is so beautifully and vibrantly decorated in a way only someone who lives in and loves a home can do. Whilst we were there Susan and Phil stayed in another building on the property so they were always close by if we needed anything. In the past Ive had awkward experiences of staying in places with the owners near by, but Susan and Phil were so welcoming, it felt like staying with firm family friends.
One important thing for us is being able to get a big food delivery when we arrive. We found that the Sainsburys in Warwick serves the house which was perfect for us so we didnt have to pack food.
Often staying in big groups means someone gets stuck with the rubbish room, but every room here was gorgeous; it felt like staying in a boutique hotel, and everyone was happy with their lot. The highlight for us was the large kitchen attached to a gorgeous breakfast room and with a snug off the side. This large space is all open and connected, but each part is clearly zoned by function, which was perfect for having a big group and small children. We could have some people cooking in the kitchen, others sat with a drink at the dining table, and the children playing in the snug, enjoying being together without being cramped or overcrowded. And it meant we could be making dinner with one eye/ear on the children at all times instead of them being out in another room. I would say as there is a step down from the dining area to the kitchen to keep a close eye on smaller/less steady walkers, but we didnt have any accidents and the kids quickly learnt. As well as this excellent social space, there was a second formal dining room, a lounge, and a beautiful sun room to enjoy if you wanted to break off somewhere more quiet. We hold a book club and it was so nice to sit together in the sun room and enjoy the views as we chatted.
The surrounding gardens were beautiful, with lovely views across the fields beyond. The children enjoyed running around the tennis court after tennis balls, and were thrilled to chat to the pair of geese. We didnt get a chance to enjoy the lake (though we saw some very enthusiastic wild swimmers having a fab time even in December!) but we did make use of the lovely hot tub.
From start to finish we were all delighted by Kington Grange. I had many pats on the back from our group, and they can be a discerning bunch! I couldnt praise it enough, and would happily return and recommend it to any big group like ours. My only wish is that we could have stayed longer!

Great place for a family gathering

We had a wonderful stay in this beautiful house. Fifteen of us (aged 13 to 86) were able to get together for a week and we all loved the venue - a real home from home. We were made to feel very welcome by the lovely owners Susan and Phil who were really friendly and helpful.
Playing tennis and swimming in the lake were enjoyed by a number of us and heating up in the hot tub afterwards was especially welcomed.
There were plenty of places to sit and enjoy quiet time as well as having the opportunity to eat together or play games in either the orangery or in the dining room.
Lovely views from most of the rooms and especially lovely from the garden room as the sun rose or set across the lake.
This is a beautiful area of the country to explore. It is close to a number of interesting towns as well as National Trust houses and lovely country walks - a really good mix of things to do.
All in all a holiday to remember in a superb setting! As far as our family was concerned a great time of love and laughter.

Fantastic location for a relaxed hen weekend

We had a fantastic time at Kington Grange for a hen weekend. Susan and Phil were on hand throughout to let us know how everything worked and were really helpful when we had any questions. The house itself was full of character and the beds super comfortable. All the guests commented on how amazing the property was and there was plenty of space for everyone which was ideal as the weather wasn't great. We also booked The Loft which was a lovely communal space to use for our activities and meals.

Lovely family weekend

Kington Grange is a very beautiful property and was a lovely setting for a large family gathering. Our grandchildren loved playing in the garden and with the table football game. We were disappointed not to be able to use the swimming lake (we were told the fresh water feed pipe was not working and that the boat was missing its bung) and we thought the oven was quite small for a group of 15 people and not very easy to use. One of the fridges didn't work which we didn't realise straightaway so we had to move food around once we did. Minor things: we could have done with some tea towels and cooking foil and a working tin opener.
We were made to feel very welcome in this beautiful house and garden.

A Great Place to Stay

The hosts were wonderful - there to see us arrive and could not have been more helpful, before during and after the stay. The Property is a great space, a real sense of character but with each space feeling distinctive and for the 12 of us we never felt cramped or on top of each other. I really hope we will stay there again in the future, in the meantime we have memories of a wonderful Christmas which was enhanced significantly by the venue which had everything we needed to make the most of the time. I can't recommend it highly enough.

Perfect place for an NEC stay for all our colleagues!

We stayed at Kington grange in order to have our group of employees (who were all flying in from different places) staying together, using our time during and before conferences at the NEC to socialise, team build and relax after some long days in Birmingham. The team absolutely loved the experience of staying at Kington grange and the location, property and friendly owners were the perfect backdrop and inspiration for a brilliant few days of business events. From the moment I made the booking, Susan was super helpful - offering us various extras and really going above and beyond to ensure we were comfortable. Utter bliss at Kington Grange

Weve been waiting to have a huge family trip since, well, forever and I am so pleased that it happened at Kington Grange!
The whole run up to the trip and contact with Phil and Susan was great, they helped cater to our every need.
My family knew they were in for a treat after seeing the stunning photos online, but my god were we blown away in person.
Every room of the house and barn had its own theme and character. There was an area for everyone, of all ages, to relax and have fun. Space for chill time but to also be together as a group of 20 and not feel suffocated.
It was great fun to play tennis and make the most of the wild swimming lake, but also sit inside and play board games around the fire.
It was just incredible and we cant fault it. We are already planning when we can come back! Its perfectly located and was only a couple hours drive for the many of us that live in London, Manchester, Cardiff and North Wales.
